Green Building An emerging sector in residential appraising
Green Building.  An emerging sector in residential appraising.  State Approved Appraiser Continuing Education Training for 7 Clock Hours.
Learn how to appraise green homes, a growing market segment, using the market, cost, and paired sales approaches for properties in your locale. New empirical market data supports value added premiums for green construction. A real estate market research report in July 2008, confirms, "Green homes in King County have sold quicker and for a higher value." Details of the report summarized in the Daily Journal of Commerce, claims a sales advantages for green-certified homes AND a growing market - Environmentally-certified homes represented 16.7 % of single family and 18.7% of condominium sales, see http://greenworksrealty.com/news/DJC_July2_2008.pdf.

Offering the latest information on the types of information available, this class provides tools to assess green building and outlines the various Residential Green Building Certification programs in play in Washington and the issues affecting this market.  Fiona Douglas-Hamilton of SEEC LLC will lead this discussion, identifying the green features that currently affect the value proposition, and future trends.  This will frame the afternoons discussion on the players involved in providing empirical market data and the role of the appraiser in valuing green homes.  How to choose an approach for appraisal, how to choose comparable sales, and how to value green building amenities among Washington markets is addressed during the afternoon session by Robbi Currey - Certified Real Estate Appraiser. Robbi appraises residential and small income properties in the five central counties of Western Washington. She has appraised "green properties" in both metropolitan and rural/suburban areas, so she can address your particular market with a proven approach.
